Maintenance Recommendations
Air Conditioning
Split Systems

To be carried out at 6 monthly (minimum) intervals
Warning
Before carrying out any maintenance work isolate the electrical supply.

Maintain the unit in its best condition in order for the unit to maintain its maximum efficiency.
1) Check operation of the system in both heating and cooling modes.
2) Check operation of all functions on the remote controller.
3) Interrogate remote controller for any fault codes take action accordingly and clear fault codes upon completion.
4) Clean air filter.
5) Clean condensate drain tray
6) Clean condensate drain pump where applicable.
7) Test drainage system.
8) Check fan motors and fan blades.
9) Inspect and and clean indoor heat exchanger (coil).
10) Spray indoor heat exchanger with Biocide cleaner.
11) Check electrical connections on indoor unit.
12) Check fixings of indoor unit.
13) Check airflow across the coil on indoor unit.

14) Check air temperature differentials across the coil on indoor unit in both heating and cooling modes and record information.
15) Check interconnecting pipework.
16) Check pipework insulation replace damaged sections as required.
17) Inspect and clean outdoor heat exchanger (coil).
18) Leek test all flared joints on pipework.
19) Check temperature differentials across the coil on the outdoor unit in both heating and cooling modes, and record information.
20) Record the ambient temperature in the vicinity of the condensing unit.
21) Check the electrical connections on the outdoor unit.
22) Check supply voltages.
23) Check earth loop impedance and record information.
24) Check condensing unit amperage draw in both heating and cooling modes and record
information.
25) Check both high and low running pressures in both heating and cooling modes and
record information
26) Check all covers are secure.
27) Check with the client are they happy with the systems operation.Depending on the environment, the frequency of this service may need to be increased, particularly item 4. Failure to maintain the system to the above minimum recommendations could result in the warranty becoming null and void.
